- The land is currently non-buildable due to the street not
meeting municipal standards. A portion of the street will
be brought up to standard at the SELLER's expense.
Following the completion of the necessary works,
construction permits may be issued for the lots sold (email
from the City of Magog available). The work to bring the
street up to standard is expected to be completed by the
end of 2025 (estimated timeline, to be confirmed soon).

The total cost of the work shall not exceed $100,000. If it
does, the SELLER reserves the right to cancel any ongoing
promises to purchase or to ask the BUYERS if they are
willing to contribute to covering the excess amount. (Cost
to be confirmed soon, we are awaiting an estimate from the
engineers regarding this).

- The tax bill and municipal assessment are for 5 lots.

- The dimensions are based on the figures from the
cadastral map of the City of Magog. There may be slight
discrepancies compared to actual measurements.

which limits the possible building area.
